Building-wide coordination: a practical plan

The most successful apartment treatments we carry out follow the same plan:

  1. Inform the union or management committee. Ask them to circulate a short notice asking residents to report bites or bugs.
  2. Map the affected flats. Mark the reported flats on a simple floor plan.
  3. Treat the ring. Treat each affected flat plus the flats directly above, below and on either side — even if they have not reported anything.
  4. Same week, same method. Treat all flats within a few days of each other, using the same products and method.
  5. Second visit for all. Every treated flat receives the follow-up visit roughly two weeks later.
  6. Common areas. Treat corridors, guard rooms and any shared laundry or storage areas if bugs have been seen there.
  7. Check after a month. Ask residents to report any activity so that problems are caught early.

This is one of the most common disputes we hear. There is no single rule, but these guidelines are fair and practical:

  • Before a new tenant moves in, the owner should make sure the flat is free of bed bugs. A treatment record is useful evidence.
  • If bugs appear within the first weeks of a tenancy, it is likely they were already there — the owner should arrange treatment.
  • If the tenant brought bugs in with furniture or luggage, the tenant usually pays.

  • Preparation is always the occupant's job — washing bedding, clearing space and bagging clothes.

  • Mattress encasements that can be wiped and checked easily.
  • Quick isolation of a room where bites are reported, until it is treated.
  • Hot washing of all bedding between guests.
