Termite Control in Karachi (Deemak ka Ilaj)

Pest Tech has provided termite control in Karachi since 2005. For existing homes we drill along wall-floor joints, inject a termiticide barrier into the soil below, seal the holes and treat affected woodwork, then issue a written warranty certificate. Deemak damage is stopped at the colony, not just where you see mud tubes.

Signs you have a termite problem

Termites (deemak) work silently inside walls and wood, so damage is usually found late — during a paint job, a wardrobe move or a monsoon when swarmers appear. Karachi’s humidity and old underground water lines keep subterranean colonies active all year.

  • Pencil-width mud tubes running up walls, pillars or behind skirting boards
  • Door frames, window frames or wardrobe backs that sound hollow when tapped
  • Paint that bubbles or blisters on walls with no plumbing leak behind it
  • Winged termites or piles of shed wings near windows and lights, especially from May to July
  • Fine soil or mud packed into cracks in the floor or at the base of walls
  • Doors that suddenly stick, or wooden floors and ceilings that sag

Our termite treatment process

  1. 01

    Free inspection

We trace mud tubes and damaged wood to find how termites are entering — through floor cracks, expansion joints, plumbing penetrations or garden beds against the wall — and mark the drilling line.

  2. 02

    Written plan and warranty terms

You get the treatment scope in writing: running feet of wall to drill, rooms and woodwork to treat, the product to be used, and the warranty period.

  3. 03

    Drill, fill and seal

Holes are drilled along the inside of external walls and at wall-floor joints, roughly every 2 feet, and termiticide solution is injected at around 2–3 litres per hole — typical label guidance; the exact dose follows the product label. Holes are then sealed and finished.

  4. 04

    Woodwork treatment

Affected door frames, cupboards and wooden ceilings are treated by injection or surface application with a wood-treatment product so termites already inside the wood are killed.

  5. 05

    Aftercare and annual check

We explain what to watch for and which wood to replace. An annual inspection keeps the warranty active and catches any new entry points early.

Termite treatment methods compared

There is no single "termite spray". The right method depends on whether the building is new or occupied, and whether termites are subterranean (coming up from soil) or drywood (living inside timber).

MethodBest forHow it works
Drill-fill-seal soil barrierExisting houses and flats with subterranean termitesTermiticide injected under the floor along walls forms a treated zone termites cannot cross
Wood treatmentDoor frames, furniture, ceilingsInjection or surface treatment kills termites inside the wood and protects it
Baiting stationsSites where drilling is restrictedBait is carried back to the colony to eliminate it over weeks
Pre-construction soil treatmentNew buildsSoil is treated at foundation, plinth and floor stages — see pre-construction termite treatment

We use non-repellent termiticides such as fipronil or imidacloprid, or a bifenthrin barrier, depending on the soil and the building. Non-repellent products matter: termites cannot sense them, so they carry the active ingredient back and spread it through the colony. Every product is used per label.

Why Karachi homes get termites

Termites follow moisture and wood. In Karachi that means:

  • Sea humidity in DHA and Clifton, which keeps wooden window frames and cupboards damp.
  • Old water lines and leaking tanks under older houses in Nazimabad, FB Area and PECHS.
  • Garden beds and planters built against walls, which give termites a hidden path up to the plinth.
  • New construction in Scheme 33 and Bahria Town, where disturbed soil pushes colonies towards fresh foundations.

The swarming season before the monsoon (roughly May to July) is when most families first notice winged termites. Swarmers indoors usually mean a mature colony is nearby — book an inspection rather than spraying the wings.

How much does termite treatment cost in Karachi?

Termite treatment cost in Karachi depends on the covered area and running length of walls to drill, how much woodwork needs treatment and how active the infestation is. Pre-construction work is priced per stage. Use the termite calculator for an instant per-square-foot estimate, then we confirm the final price after a free inspection.

Termite Treatment: frequently asked questions

Pre-construction treatment is applied to the soil before the foundation and floors are laid, so it covers the whole footprint. Post-construction treatment drills into an existing floor and walls to inject termiticide into the soil beneath.

A properly applied soil treatment typically lasts 5–10 years. Annual inspections keep the warranty active and catch new entry points early.

The termiticide is injected into soil under the floor and sealed, away from living areas. Keep everyone away from the drilling line until it is dry — your technician confirms the time.

Yes. Every termite job comes with a written certificate stating the treated area, product, warranty period and re-treatment terms.

They can try, usually through new cracks or when the barrier is broken by renovation. If activity returns inside the warranty period, we retreat at no extra charge.

Yes. We treat flats, villas, offices and factories. In apartments we drill inside the unit and treat woodwork; building-wide treatment is more effective and can be arranged with the management.

Spraying swarmers does not reach the colony. Sweep them up, note where they came from and book an inspection — swarmers indoors usually mean an established colony nearby.
