How we calculate this estimate

The calculator uses the same water tank rate card our team quotes from. While those rates are marked Estimated, treat the result as a guide — the final price is always confirmed after a free inspection.

1. Price per tank by capacity. Each tank is priced by its size in Imperial gallons. Overhead plastic, fibre and cement tanks use the overhead tiers; underground RCC sumps use the underground tiers, because they hold more sludge and take longer to drain and clean. Underground tanks above 5,000 gallons add a set charge for every extra 1,000 gallons, and very large rooftop tanks are priced like underground tanks.
2. Both tanks in one visit. Choosing Both prices the underground and overhead tank together and applies a discount, because the crew, pump and equipment are already on site — and because cleaning only one tank does not last: sludge from a dirty sump re-contaminates a clean overhead tank within days.
3. Several tanks. Three or more tanks in one visit get a further discount, and five or more a larger one. This is common in apartment buildings and bungalows with more than one rooftop tank.
4. Building type. Apartment buildings, commercial sites, hospitals, schools and factories carry a percentage on top, for access, scheduling around residents or working hours, and the records these sites need.
5. Add-ons. Heavy sludge removal is added for each underground tank, and a chlorination report is added once per visit. Lid replacement, water testing and waterproofing surveys depend on what we find, so they are listed as quoted after survey instead of adding a number.
6. Range and rounding. The low end of the range is the calculated price; the high end allows about 15% for conditions found on the day. Figures are rounded to the nearest Rs 100.

Gallons, litres and tank size

Karachi tanks are usually described in Imperial gallons. If you only know litres, switch the unit and the calculator divides by 4.546. If you do not know the capacity at all, open the size helper and enter the inside length, width and water depth in feet — length × width × depth × 6.23 gives the capacity in gallons. For round plastic tanks, the capacity is normally printed on the tank or on the purchase receipt.

What the price includes

Every cleaning follows the same seven steps: inspection, draining or transferring usable water, sludge removal, scrubbing and pressure-washing, vacuuming the dirty water, chlorination for the full contact time, and a rinse, refill and residual check. The pump is isolated during the job, and underground sumps are only entered by our trained crew with ventilation and safety gear.

Why prices differ between companies

Two quotes for the same house can be far apart because they include different work. Some quotes cover only a rinse of the overhead tank; others include desludging the sump, chlorination with a measured dose and a residual check. Ask whether both tanks are included, how sludge is removed, how chlorine is dosed and how long the water is left before rinsing. A cheap quote that skips the sump or the disinfection step usually means paying again within weeks.
