Signs you have a termite problem

On a new site you will not see termite damage yet — that is the point. What you can see are the conditions that invite a colony into a new building, and on Karachi plots they are common:

  • Old tree roots, stumps or wooden formwork buried in the plot
  • Termite mud or runways on boundary walls of neighbouring houses
  • Filling soil brought in from open land in Scheme 33, Malir or the Superhighway belt
  • Low-lying plots where water stands after the monsoon

Our termite treatment process

  1. 01

    Site visit and stage plan

    We visit before excavation or as soon as possible after, measure the plinth area and agree a stage schedule with your contractor so the treatment happens before each layer is covered.

  2. 02

    Stage 1 — foundation pits and trenches

    The bottom and sides of foundation pits and trenches are treated before concrete is poured, soaking the soil the footings will sit on.

  3. 03

    Stage 2 — plinth / DPC level

    The soil in contact with the plinth walls and the damp-proof course level is treated as the walls come up, closing the gap where termites climb from soil to masonry.

  4. 04

    Stage 3 — before floor soling and concrete

    After the floor is levelled and compacted, and just before soling and concrete, the whole under-floor area is treated so termites cannot come up through cracks or joints later.

  5. 05

    Stage 4 — outer perimeter and certificate

    Once the plinth is complete, a trench along the external perimeter is treated and back-filled. We then issue the warranty certificate with the stages, dates and product used.

How much solution goes in at each stage?

The dose is set by the termiticide label, not by guesswork. As an example, the label of a termiticide commonly used in Pakistan gives 5 litres of diluted solution per 10 square feet of treated soil surface at each stage. That is typical label guidance; the exact dose and dilution always follow the label of the product used on your site, and we record both on your certificate.

Why the dose matters:

  • Under-dosing leaves gaps in the barrier, and termites find gaps.
  • Soil type changes absorption — sandy fill in Karachi soaks solution fast, clay holds it at the surface — so the technician adjusts application to reach the required volume evenly.
  • Treated soil must be covered soon after application; leaving it exposed to sun and rain for days weakens it.

We use non-repellent termiticides such as fipronil or imidacloprid, or a bifenthrin barrier where appropriate, applied with calibrated equipment.

Coordinating with your builder

Pre-construction treatment only works if it happens at the right moment. The most common failure on Karachi sites is a floor poured before the under-floor stage was treated. To avoid that:

  1. Share your contractor’s phone number with us; we confirm each stage directly.
  2. Tell us 24–48 hours before pits are ready, the plinth is complete and the floor is levelled.
  3. Keep treated areas free of fresh fill and debris until they are covered.
  4. Store timber and door frames off the ground on bricks, not on bare soil.

For large projects — apartment blocks, factories and schools — we assign one supervisor to the site and keep a stage log you can hand to the client or bank.
