Drill-fill-seal: the standard for existing homes

For a finished house or ground-floor flat with subterranean termites (the most common kind in Karachi), a soil barrier is the core treatment:

  1. Inspection to find entry points and the extent of activity.
  2. Drilling holes along the inside of walls, wall-floor joints, expansion joints and around pipes — at the spacing set for the product and soil.
  3. Injection of the diluted termiticide into the soil at the label dose.
  4. Sealing each hole and finishing the floor.
  5. Wood treatment of affected door frames, cabinets and skirting.

Pre-construction: the best option if you are building

Baiting

Termite baits use a slow-acting ingredient in cellulose that worker termites feed on and share through the colony. Stations are placed in the soil around the building and checked regularly.

  • Advantages: no drilling; very little chemical in the soil; useful for buildings where drilling is not possible.
  • Limitations: slower than soil treatment; depends on termites finding the stations; needs regular monitoring visits.

Wood treatment

Direct wood treatment — injecting or brushing termiticide into affected wood — is essential for drywood termites and for protecting infested frames and furniture. Chemicals: what is commonly used

Termiticides fall into two groups:

  • Non-repellent termiticides — such as fipronil and imidacloprid. Termites cannot detect them, so they tunnel through treated soil, pick up the active ingredient and share it with the colony. These are widely used for drill-fill-seal work.
  • Repellent termiticides — such as bifenthrin and other pyrethroids. They form a barrier termites avoid. They work well when the barrier is continuous, but any gap lets termites through.

Which chemical is "best"?

There is no single best chemical for every building. A good non-repellent product applied correctly will outperform a "stronger" product applied badly. Focus on:

  • Whether the product is registered for termite use.
  • Whether it is applied at the label dose and volume.
  • Whether the technician covers every entry point.
  • Whether a written warranty backs the work.

Warranties: how many years?

Warranty periods vary by company, method and product. When comparing:

  • Get the warranty in writing, with dates, areas treated and product used.
  • Check whether follow-up inspections are included.
  • Check what happens if termites return — free re-treatment of the affected area is standard.
  • Be wary of very long warranties from companies that do not inspect first or name their products.

Re-treatment

A properly applied soil barrier lasts for years, but it can be broken by renovation, new plumbing trenches, soil piled against walls or constant leaks. Re-treatment is needed when:

  • New activity appears after the warranty period.
  • An extension or renovation disturbs treated soil.
  • Heavy leaks have washed the soil under part of the building.

An annual inspection catches these early. Keep your certificate handy during renovations and tell your contractor before any digging next to the building, so the disturbed soil can be treated before it is refilled.
