Ask five companies about termite treatment cost: Karachi quotes vary more than for almost any other pest control job. Two quotes for the same house can be far apart — and the cheaper one is not always the better deal. This guide explains how termite jobs are priced, what pushes a quote up, and how to spot a quote that is too good to be true. Termite treatment cost Karachi: how quotes are calculated

Most companies price termite work in one of two ways.

Per square foot

The most transparent method. The company measures the covered area (for pre-construction) or the area to be treated (for existing buildings) and multiplies by a rate. You can check the maths, and the price scales fairly between a small flat and a large bungalow.

Package pricing

Some companies quote a single figure for "a house" or "a flat". Packages are simple, but they hide what is included. A package may cover drilling only along some walls, or exclude woodwork treatment. Always ask what area and what work the package covers.

Pre-construction vs post-construction pricing

The biggest single factor is whether the building is finished.

  • Pre-construction treatment sprays open soil at each construction stage. No drilling, no floor repair, and the whole footprint is covered. It is generally cheaper per square foot. Our pre construction termite treatment guide explains the stages.
  • Post-construction treatment drills through finished floors along walls and joints, injects termiticide into the soil and seals the holes. It takes more labour and time, so it costs more per square foot.

If you are building, treating before the slab is poured is almost always the better investment.

What raises the price

Even within the same method, several things change a quote:

  1. Size of the area — larger areas cost more in total, though sometimes less per square foot.
  2. Level of infestation — heavy damage means more woodwork treatment and sometimes more drilling.
  3. Floor type — drilling through marble or thick tiles takes longer than cement.
  4. Woodwork — door frames, cupboards and wooden flooring need separate injection or treatment.
  5. Access — furnished rooms, built-in wardrobes and tight spaces add time.
  6. Location — outer areas such as Bahria Town or Port Qasim may include travel.
  7. Warranty length — a longer written warranty reflects the company's confidence and follow-up visits.
  8. Product choice — premium non-repellent termiticides cost more than older products.

Red flags in cheap quotes

A low quote is tempting, but these warning signs usually mean the job will fail — and you will pay twice:

  • No inspection. A fixed termite price over the phone without seeing the house.
  • "Spray only." Spraying walls does not reach the soil where the colony lives.
  • No product name. If they cannot tell you which termiticide they will use, you cannot check it.
  • No written warranty. A verbal promise is worth nothing when termites come back.
  • Wide hole spacing. Drilling holes far apart to save time leaves gaps in the barrier.
  • Diluted chemical. Using less than the label rate is the most common hidden saving.
  • Large advance payment. Be careful with anyone asking for full payment before work starts.

What a fair quote should include

When comparing quotes, make sure each one states:

  • The area to be treated and how it was measured.
  • The method: pre-construction spray, drill-fill-seal, woodwork treatment or a combination.
  • The product and its active ingredient.
  • The number of visits and any follow-up inspection.
  • The warranty period in writing.
  • Whether hole sealing and finishing are included.

If one quote includes all of this and another does not, you are not comparing like with like.

Cheap now, expensive later: the real cost of a failed job

The cost of termite treatment is small compared with the cost of termite damage. When a cheap job fails, families usually pay for:

  • Replacing woodwork — door frames, kitchen cabinets and built-in wardrobes are the first things termites destroy, and they are expensive to rebuild.
  • A second treatment — this time done properly, often with more drilling because the colony has spread.
  • Damaged belongings — books, documents, clothes and stored items in cupboards.
  • Disruption — moving furniture twice, and living with drilling and dust twice.

Flats versus houses

In an upper-floor flat, termites usually arrive through shafts, conduits and shared walls rather than directly from soil, so treatment focuses on entry points and woodwork rather than a full soil barrier. That generally keeps the job smaller. Ground-floor flats and houses need the full drilling line, which is why their quotes are higher. If your building has termites in several flats, a building-wide treatment arranged through the union is usually better value than each flat treating separately.

Hidden costs to ask about

Before you agree, ask directly:

  • Is hole sealing and tile finishing included?
  • Is woodwork treatment included or extra?
  • Are follow-up visits during the warranty free?
  • Is there any travel charge for my area?
  • What happens if termites return during the warranty?
