"How much for fumigation?" is the first question almost every customer asks. It is a fair question, but the honest answer is: it depends on what you are buying. The fumigation price in Karachi for the same house can vary a lot between companies — not always because one is cheaper, but because they are quoting for different work. This guide explains how companies price, what should be included, how warranties affect the price and the red flags to watch for. How companies set the fumigation price in Karachi

There are three common ways to price a home treatment:

1. By plot size (square yards)

Many Karachi companies quote by plot size — for example a 120, 240, 500 or 1,000 square yard house — because that is how most people describe their home. It is simple, but it does not account for the number of floors, basements or servant quarters.

2. By covered area (square feet)

Some companies price by the covered area actually being treated. This is more accurate for multi-storey houses and flats, and it is how termite work is usually priced.

3. By number of rooms

For flats, especially, some companies quote by bedrooms plus kitchen and bathrooms. It is easy to understand, but check whether balconies, store rooms and drains are included.

What changes the price

Beyond size, these factors change any quote:

  1. Pest type. General cockroach and ant treatment differs from bed bug treatment, which needs two visits, or termite treatment, which needs drilling.
  2. Severity. Heavy infestations need more product, more time and often follow-ups.
  3. Number of visits. Bed bugs and heavy cockroach problems need a second visit; some quotes include it, others do not.
  4. Floors and access. Upper floors, basements and furnished rooms take longer.
  5. Location. Outer areas may include travel.
  6. Products used. Modern gels and non-repellent products cost more than cheap sprays, but they work better.
  7. Warranty. Longer written warranties reflect confidence and include follow-up visits.

What should be included

Before you agree, ask whether the quote includes:

  • An inspection before treatment.
  • All rooms, including kitchen, bathrooms, store rooms and balconies.
  • Drains and floor traps.
  • Servant quarters, garage and roof, for houses.
  • Gel bait in the kitchen as well as spray.
  • A follow-up visit if needed.
  • A written warranty.
  • A list of products used.

A quote that looks cheaper may simply leave some of these out.

Warranties

A written warranty tells you what the company will do if pests return within a set period — usually a free re-treatment. When comparing:

  • Check the warranty length and exactly which pests it covers.
  • Ask whether follow-up visits are free.
  • Get it in writing, with the company name, date and treated areas.

Red flags in cheap quotes

  • A firm price over the phone for termites or bed bugs without an inspection.
  • "Guaranteed one-visit" bed bug treatment. Eggs survive a single visit.
  • No product names. You cannot check what they use.
  • Spray only, with no gel or drain treatment for cockroaches.
  • Very short visits — a whole house treated in minutes.
  • No written warranty or receipt.
  • Pressure to pay the full amount in advance.

Should I pay an advance?

For regular home treatments, most reputable companies take payment on completion. For large jobs — termite drilling on big houses, pre-construction work or commercial contracts — a reasonable advance may be asked to cover materials. Always get a written quote and receipt, and be cautious of anyone demanding the full amount before starting.

Is the cheapest quote ever the best?

Sometimes, if it includes the same work, products and warranty as more expensive quotes. But in our experience, very low quotes usually mean fewer areas treated, diluted products or no follow-up — and the family ends up paying again. Flats vs houses: why quotes look different

A flat and a house with the same covered area are not the same job. A house usually adds a roof, lawn, servant quarters, garage, underground tank and compound drains — each of which needs treatment and takes time. A flat is more compact, but may need coordination with neighbours and the building for drains and shafts. When you compare quotes, make sure each company has understood which kind of property it is and what outdoor areas are included.

Seasonal demand

Before the monsoon and during the dengue season, bookings rise sharply. Prices on a published rate card should not change with the season, but availability does. Booking early — in May or June for pre-monsoon treatment — gets you the date you want.

  1. Tell the company your plot size or covered area, number of floors and rooms.
  2. Name the pests and where you see them.
  3. Send photos of damage or insects on WhatsApp.
  4. Mention children, pets and fish tanks so the plan fits your home.
